I'm concerned your management estimation may be low. For instance, in my area, it's not uncommon for the Leasing Fee to be 6% of the annual gross rent with 10% management every month thereafter. On a $1000 (picked for simplicity) the leasing fee would be $720 ($1000 x 12 months x 6%) and the management would be $1100 ($1000 x 11 months x 10%) for a total of $1820. Since the lease is for $12,000 this means management costs are 15.167% ($1820 / $12,000).

You may be able to negotiate these fees, but remember that you get what you pay for. A good manager is hard to come by and will save you more in the long run than they cost.

Apparently I was supposed to do this a while ago. Glad I finally read that welcome email. ;) I'm really interested in finding out more about BP. I see many people saying it's made a difference in their investing and I hope it will in mine too.

A bit about me, I speak three languages English, real estate and technology. For the previous 2 decades I had a computer/network consulting business that owned me. I am currently a full-time real estate agent and property manager doing above average work, which means I actually show up.

I currently own two rentals, one of which is a pre-foreclosure house that I picked up on a quit-claim deed. The other was my primary residence until the beginning of this year. Both units cash-flow, which is my end-game for all my investments. I live in a pre-foreclosure (not mine). My plan is to buy 2 more properties this year and 4 more next year. I would like to eventually own at least one storage unit facility.

Hello @Stephen Sparks and welcome. 8-9 years of studying is a good bit. What are you waiting for to jump in? I'm also in Ocala and enjoy meeting other investors to swap ideas. I attend the local REIA and will be there tonight (July 8, 2014). If you want to attend, it's at the Comfort Suites on Hwy 27 near I75 at 6:00pm.
