We haven't had to alter our standards at all. The most important is prior rental history and it's truthfulness. Credit really just depends on each different applicant.

I agree with a lot of what the above posters have said. Do an addendum and get them to start paying their fair share.

Great info! Thank you.

We accept pets. However, due to insurance requirements we have to ban certain breeds. I'm sure everyone can guess what a few of those are.

We also use a website that does the screening for us. This frees up time to do in-depth applicant reviews. It also takes the liability off of us and the owner.

Finally, we have rental home servicings throughout the year and we use this opportunity to also make sure no unauthorized pets or people are staying at the property.

It's not the low credit scores that should be the giant red flag. Its the evictions that should. To go through an eviction process is time consuming and expensive. Tenants with prior evictions should be avoided at all times.

Our PM firm goes through dozens of apps a day. We don't mind credit scores nearly as much as evictions and property history. Our screening process dives deep to find the truth out with an applicant's prior rental history.

Who's to say they aren't just going to stiff you and force you to evict them in 6 months? Not worth the hassle or stress. Be patient and you'll get some better apps in.

This exactly. We use petsceening.com because it takes the responsibility of this issue off of our and the home owner's hands.

All the other comments may be right, but why bother doing the legwork for something when you can pass the work onto a professional company that that is all they do. And at no cost to you or the homeowner.

 I've used Ryan, he's great and extremely helpful. Teamed up with his senior attorney and you get a great team - decades of experience and advice from the senior attorney, and the energy and helpfulness from Ryan. 

Mr. Lehrmann - I took a virtual class taught by him on 1031 tax laws. He has decades of experience as well. 

They're both out of DFW.

Don't use a standard form online. That opens you up to potential claims and situations that you shouldn't or wouldn't be in if you had been advised by a professional and set up with a better agreement. Use a property management company that uses your state's Realtors residential lease agreement, to do the lease out process if nothing else. It'll be cheaper than a lawyer and still give you iron clad lease agreements and terms. 

I know in Texas you have to be a registered realtor in order to use the Texas Realtors lease agreement. 

It might be worth your while just to have a legit PM company manage it all for you, so you can sit back and collect a nice check each month without doing much and being able to pass most liability off on the PM company.

 You do not have to be a Realtor to use the TAR forms.  A Realtor can give it to you.  Additionally, there is absolutely no precedent by a court to invalidate a TAR lease.  A TAR lease is about as good as it gets

 I agree with the statement that TAR lease is as good as it gets.

But from my recollection, it does specifically state that use of the TAR agreements are to be done only by registered TAR agents. I'll recheck when I get to the office tomorrow.
