@Steve Bracero thanks for the suggestion. I will check out the book from Brandon. I’ve not yet read it so I look forward to it. I’m considering multifamily properties in middlesex or eastern worcester county in the 495/rte 2 area. Thanks again.
Good day BP community, I’ve been looking at my area and noticed a couple of potential properties on the mls that are of interest. A couple of questions for you all; 1) how do you locate your deals? 2) has anyone driven for dollars, located absentee owners and been successful reaching out and obtaining the property from them? 3) how can you evaluate these deals to ensure cash flow with mls data, if possible? Good day BP community. I am prepping for my first investment and I am curious to hear from folks who have used alternate or non-traditional capital. I’m curious how to talk with sellers about owner financing or other means to pay for the property. If anyone has some thoughts to share I would appreciate it. Thanks in advance.

So I continue to read real estate & business books and listen to podcasts and read blogs. I have attended a local reia meeting and look forward to attending more. I am uncertain about a couple of things. 1) I want to have business cards, but have not really set up a business structure or even come up with a name. What are your recommendations with regard to to this item? 2) I think I am going to be a buy and hold investor. I have been in project and facility engineering roles and feel that is a very comfortable transition for me personally. Is there a good strategy to figure out the type of investor that is a good fit for you? Thank you very much in advance for your feedback.

I might be ok as I never used fha previously. I have purchased each of the houses I have lived in though so I clearly have not yet looked into the the program and it's limitations. Certainly something to check out. Thanks for the tips, Jon
Thanks Tom Cafarella , can you do an fha if this is not your first house? I have bough and sold primary residence and relocated to the area and bought a single family that we would like to stay in for now. Am I misunderstanding what fha is? Is this the first time home buyer program?
Good day all, I aspire to be a buy and hold investor, but don't have a lot of startup capital and am not sure wholesaling is the best starting path for me. Are there any thoughts or recommendations from the BP community on how to get started?
