Hello everyone,

This is for those who are employing the rental arbitrage strategy as their investment activities. I am hoping to get a few tips on first, how do you get the conversation started with leasing companies or agents?   I am beginning my cold calling to area apartment complexes and I feel that my approach should be much different that approaching a seller to purchase their property.  Second I would like to ask is are there any suggested contracts that are better than others for both the landlord as well as contracts that I should use for my sublease?  Also please share any good reads on the subject.  Thank you.

Is there anyone out there using the rental arbitrage strategy in Charlotte? Just from taking a quick look around I found that there are less that 1000 STR's in the Charlotte area proper and was wondering if there are any restrictions as far as using a property for short term rentals. Any insight on this area would be very helpful. Thank you in advanced.
