My time spent here is not relevant. Trolling and abusive behavior is not allowed, we all have to agree to the same TOS.

Your comment about desperate tenants is more apt for people who are convinced a crime has occurred and instead of contacting authorities who can do something about it, choose to post online. There's a strong case that those tenants are actually wiser than the latter. 

Ie, get off your butt and call the police.  

Abusive behavior is not allowed here.

As was stated, the police will probably do nothing, but indeed, a crime is in progress. That is not a question.

Without even completely reading, no tenant is worth leaving money on the table. NONE. There are always more. I live in a very rural area, less than 19,000 people in the whole county...and I still have my choice of tenants. Tenants are disposable.

Craigslist scammer didn't bother to use an address. I'm not listing my house without an address, the whole idea is to get people to drive by. It only looks more like a scam without an address.

I assume you’re property was rented within a week of your listing the property. Just change the listing to rented and move on. You shouldn’t have to deal with it for at least a couple years. 

If this is your biggest problem call it a win. Might be time for a PM if this teeny tiny problem wrecks your day. 

 I don't know what post you read but it wasn't mine. You seem very confused, none of this has anything to do with what I said and you are assuming like 40 things that never happened.

Some of you arrogant folks need to realize that because I just signed up here does not mean I was born yesterday. This is not my first rental, this is not my only rental, I am not in any way a newbie.

This is essentially how I feel - I am annoyed somebody says they lost money but I think that person is dumb to put it nicely. It's more of an issue that this idiot is scaring the sheep and making MY listing look like a scam. There are literally only 4 houses for rent within 30 miles!

I'm definitely not taking my ad down at this point, that isn't going to help anything. 

Maybe it's time somebody sued craig. That's the only way they removed the obvious prostitute section a couple years ago.

If your tenants are "confused" you have done a very bad job. You write them a letter. You put a date on it. That's the day rent changes. If they can't figure that out then it's time for them to go. If they don't send the full amount it's late and normal late procedures go into effect. If they are unable to pay, that's the same no matter how or when you raise the rent, and again, if they don't like it time to go. If they "resent" you or simply have any attitude you don't like? KICK THEM OUT! The bottom line is raise the rent however you like, legally, and don't ever put all your bets on one tenant, if they go they go, they are disposable. Do not put yourself in a position where you "need" them.

Be the king of your castle. Don't concern yourself with other people's life problems, they are not your problems, you cannot be concerned about everybody. You cannot run a homeless shelter and be a landlord, pick one. If you base your behavior as a landlord on emotions, you will fail. Also, whenever you are nice to a tenant, they will take advantage of you. They all hate the landlord, whoever it is, by default, that's just how tenants think. In their head, you are the "evil" and "rich" landlord, that will never change. They play nice and kiss your butt to your face, and cuss you out to your back. Every single month...this is the game you got into.
