@Joe Fairless - Gotcha. How is the best way to find wholesalers? My resources are close to nonexistent at this point....it's what I'm trying to work on building.

Thank you all for your responses. Building a group of contacts that have the knowledge and experience seems to be the way to get started.

Finding properties and leads have been my struggle to this point. My current realtor does not have too much experience in investments, and I would like to find someone who could guide me through the process as well as throw opportunities my way when they come up.

Hey @Joe Fairless , I don't know if I am ready to wholesale properties at this point. I want to buy single family houses to renovate and flip, with a future goal of obtaining enough cash flow to buy multi-unit homes for a steady cash flow from rentals.

Thanks for the info @Paul Timmins

Hello BP! I am new to investing in real estate and have turned to this website to improve my education and to develop relationships within the community. I am looking for single-family houses to rehab and flip in Louisville, KY. In my mind, single-family homes are a great place to start, with the hope to buy multifamily housing to rent in the future. I have put in a few offers, with no luck. Got close a few times, but was outbid (mainly on HUD). I am not just putting in offers on any house I see, they have been good properties with a great opportunity for big profits.

Within the next 2 or 3 months, I should have a real estate license. I think this could give me more leads on houses that don't hit the market. I also have a passion for the housing market, and has been a dream of mine to be a realtor for some time. Any advice would be great as a newbie! I look forward to being active on this site.
