if your looking for appritiation I always look for something that seems to be out of wack. I am currently buying in the Chicago area in Indiana where the houses coast the same as Illinois and the rent is the same but taxes on a $100,000 house are up to $4000 less which investors are not paying attention to but when home owners start buying they will pay more in a area with lower taxes. 

I also just went to Fort Lauderdale and you can buy a condo for $50,000 that rents for $950 I bought 3 of these in California 5 years ago and they are all worth over $120,000 so for me it's not just the area but looking for something out of wack in a area.

for flips remember the 1.78 % excise tax on every sale in Washington make sure you figure that in the only cash flow is in the $400,000 range in the best school districts and they rent for $2700 a month and almost impossible to find if you are a renter. if you go in the lower end they sell for $280 and rent for $1500 lucky if you break even the real low end at $180 wich you will have issues with tenants rent for $1000.

I think the biggest problem right now is the markets that the prices are above 2006 and the salaries are below sometimes by 30-40% one or the other will have to give. also do not pay attention to unemployment numbers in 2006 63% of the population was working now we are at 59 1/2 % about 4 million jobs worth.

Be really careful with those numbers there are houses in LA that sell for 10,000,000 and about half of LA sells for 150,000 to 200,000 but it takes a lot of those selling to bring down the average. as for salary's I use to work for Comcast our starting salary in Portland is $11.80 an hour and in LA its $18.50 and we cant get anyone to take the 18.50 and have a line out the door here in Portland. Also most people in LA make 10 times that and do not work so have no salary in the survey.
