Me too, Sean. I saw a post recently about a meet-up in Nashville, but I couldn't go. I've been meaning to go dig that up again and ask if there will be another one anytime soon.

 Maybe you should also start a petition to ban people from posting on BP unless they meet your detailed requirements of "coming with something strong".   ;)

or better yet, maybe BP could hire you...give you some fancy title like "Content Czar"...that has a nice ring to it..

I think it's funny to hear "real" investors say that if they have too much going on they'll occasionally wholesale a deal and they feel they're justified in doing so, but if you're a wholesaler and you do this repeatedly, you're clearly morally bankrupt.

Try cheating on your wife and using that logic to explain your actions...."But honey, I only cheat on you occasionally, it would be totally understandable for you to be upset if I were doing it more often..."  (don't try this at home) ;)

Does anyone else find this argument absurd and all too common: 

X offends me, so I demand X be removed from anywhere I might encounter X.

Someone responded to one of my yellow letters and stated they have 10 acres of land in Maury county, south of Nashville, TN.  It has a log cabin on the property that's 2 bedroom 1.5 bath, 1,260 square feet.  The owner hasn't been to the house in ages, and basically thinks the cabin is a tear-down.  I went to look at the house and it definitely needs work, but I don't think it needs to be torn down.  It needs a roof, and essentially a full gut inside.

The land is mostly cleared, and has a pond on it, as well as a small shed.  There's also a barn on the property but it will need to be torn down.

I have no paradigm for assessing the value of land, much less land with a log cabin on it.  Since the owner essentially thinks its a teardown, I thought about just offering her the price of the land only, and seeing what she says. 

Can anyone point me in the right direction on how I can come up with an offer on this?

I just subscribed to crsdata.com, and I'm wondering how accurate the comps are?  I noticed it gives you 3 pricing methods:  average cost per square foot, house price index, or average sales price/tax appraisal ratio.  Anyone have any good feedback on the accuracy of these figures?

We opted to go through Jerry Puckett, and while the mailers won't go out until next week, it's been a pleasure working with him so far.

My main concern in this post was how to determine which zip codes to send to, but luckily Jerry was able to help me think through that process.

What did you do to get your response rate to 5%??

Interesting point about using Gravity Forms and Zapier.  I found a wordpress plugin that allows you to have your contact form data sent directly to Podio, but it only works with Contact Form 7.  I'll try out the Zapier method.  Thanks!

I'm also trying to determine what zip codes to focus on. Currently considering an X mile radius around the zip code where I live so I'm not driving all over the planet looking at houses. Interested to see what others have to say.
