I have a rental property that I purchased in October 2015. I have been and continue to rehab it, in other words I've never tried to rent the property. My question is if I can take my improvements and maintenance costs for the property in 2016 instead of 2015?

I think it really depends on the area of north you buy. I would recommend looking on the Minneapolis crime map to get an idea of what the different neighborhood are like. If you end up in a class D neighborhoods I would expect to get familiar with the section 8 program. But I think there are a lot of good neighborhoods in north, though they won't be selling at the discount you'd see in the bad parts of north. I'm actually buying, rehabbing, and renting a property in north with my father close to 53rd and Fremont. So I'll be able to tell you much better in 3 months. However, though the rent returns may be better you can bet appreciation will be much lower, so I think the decision plays into your financial strategy as well

Minneapolis Landlords, 

I'm looking for a person or company to handle emergency repairs. I have 1 duplex in North East Minneapolis and will be buying more in the future. I would like to have a contact lined up for situation such as a pipe bursting at 3am. Any advice or suggestions would be much appreciated.

I agree with you Jennifer for that I'm trying to weight the pros and cons and see if people have done this successfully

I do think the rental rate is fair but I also know the neighborhood is becoming more desirable and from the people who I met at my showings many of them were frustrated with how much rental demand there was

Hello BP, 

I have my property up for rent and I've received a bunch of interest and a bunch of rental applications. I want to know if I can call the applicants and see if they'd be willing to pay more rent because of the amount of demand? Has anyone done this before?
