I was curious though, what cap rates individual investors are personally getting themselves. That is, what sort of cap rates I could expect, were I to invest in this area - given that I'll be investing directly in SFR or similar.

Do you invest personally in SFR or similar in the area?

Heya guys!

What cap rates are you getting NC - and where about in NC are you investing? What are the neighborhoods rated?

(I'm currently investing in smaller cities/towns Indiana, in C-/D properties - and getting cap rates between 13% and 15%. I just picked up a SFR in Independence, MO and expect to get a cap rate around 7% for a C neighborhood.)

I'm curious what cap rates people are getting on recent-ish acquisitions in the area for buy-and-hold rentals. How'd you do it? Turn-key? Rehab'd? Multi-unit or single family? Off-market listing?

1 bedroom house? I'm looking at a one bedroom house that'll rent for 1.5% of the asking price. It looks to be rent ready. Thoughts? Aside from the 1.5%, what are your thoughts on the marketability of a bedroom house both for not only renting it out (i.e. who wants to rent a bedroom house)? And what are your thoughts on the marketability on the exit strategy of a 1 bedroom? (i.e. who wants to buy a one bedroom house (should I decide to sell it in the future)?
