Old forum, but our 15 unit, 2 story building in California uses an American Standard, 100 gallon, 199k BTU heater.  About 45-50 people live here and we've never had a complaint in 9 years about water pressure or not enough hot water. We set it around 125-135 degrees Fahrenheit.

Yes, they're commercial tanks and they're hundreds pounds. It's not just a simple hot and cold water hook up with flex lines.  The tank alone ranges from $3300-5600.

Multi family properties can be more of a headache, but with the right management and tenants, it's great. It definitely has more cashflow than retail/commercial.

I've managed 15-20 doors for the last 9 years and I'm looking to acquire more doors and a few smaller commercial strips.

Sorry, not from that area but my only advice is make sure your cabinets are a good quality. No MDF or particle board. Thick plywood only. 

For sure, get 3-5 bids. If you're very hands on, you may be able to find cheaper labor and direct them on what to do. Stress free remodels where the contractor does everything tend to cost more :) Good luck!

Our 100 Gallon, 199k BTU water heater is getting old and needs to be replaced soon. Cost is about $5-6k.

I'm looking at Quick Water Heater in San Diego and for around that price, they can do tankless. Any idea if that's a good idea? We want it to last 10+ years, of course. The building is about 12k sq ft, single metered for water, and we pay for the gas to heat up the water. The gas bill is almost double what it was 18 months ago. How much is it to do a yearly maintenance on it, usually?
