Hi everyone. I'm curious what kind of work have you done on your properties and your experiences working with the different building departments around the state.

I was just reading our city code and found a permit exemption for replacing water heaters in 1 & 2 family dwellings as long as the venting and fuel source were identical. I'll have to dig into it to see if that is just an exemption for owner-occupants, but it did pique my interest regarding what work other investors have gotten away with doing themselves.

This is one area I really need to study. Legally, I doubt anyone would bat an eye over a landlord changing out a shower trim kit. Now changing a 3 handle shower valve to a one...I don't know.

Hi @Jim Holmes! Nice to see a local on BP. I saw in your post history that you had a property on the market a few months ago over in Brazil. I had considered getting my feet wet with a turnkey property like that. Do you do many of these deals or was that a one-off? 

@Isaac Phillips Not very much. I've started a spreadsheet in Excel to track addresses, rents, amenities, etc for properties that come up on Zillow and Craigslist. I also looked up HUD's fair market rent for the area and those seem to be inflated by about 25% over what I'm seeing, which is pretty standard for a lot of places from what I've heard. Terre Haute is very block by block though, but I'm sure that is true for most areas. I'd love to talk with an experienced local investor or PM company to find out things like typical vacancy rates for our different neighborhoods.
