Thanks for the welcome! It sounds like we're both on the hunt for unicorns. To answer your question, the multi-family market in Charlotte is pretty tight right now. Demand has been strong for a while, but supply hasn't kept up. For the ones that do pop up on market, they simply don't cash flow. 

If there are any opportunities, they're probably coming in the form of off-market deals. That being said, I haven't yet been able to establish a reliable relationship with any local brokers or wholesalers from this area that can help me identify and access these types of deals. So if you ever happen to come across someone who can help with that, let me know ;-)

Hey Davin! While I don't have an intimate knowledge of the Pittsburgh area, I've been lurking the listings for quite some time. I've been working with Jeremy Taggart and Liam Tennies. Hey there BP!

After years of quietly lurking, I've decided it's time to make my first post. My name is Jon Kruse, and I've been a member of BiggerPockets since 2014. I'm excited to finally become an active member of this forum and connect with other investors, share some knowledge, and get some valuable feedback from the community.

I used to live in South Florida, but about a year ago, I decided to shake things up and moved to Charlotte, North Carolina. While I know both areas pretty well, I've found the real estate markets in both to be a bit pricey, so I've started to branch out and explore other markets.

Right now, I'm focused on multifamily residential properties, with a sweet spot of 5-20 units, although I'm always open to considering 2-4 units if there's a good value-add opportunity.

I'm looking forward to finally being an active member of this community of like-minded individuals. I'm hoping to engage in some great discussions, swap some ideas, and share my own experiences as we all work to learn and grow.
