2) That's a silly question to ask. It seems like you are looking for excuses to not get started. Surely, there are plenty of investors in NJ that make money in REI, despite the "tenant friendly" laws

@Patrick Liska @Chris K. , thank you both for the responses. This particular tenant did not pay last month's rent, so I am just wondering what my options are if they happen to walk away the last month. Based on my interpretation of PA law and your comments it sounds like I would be able to keep the full security deposit if they do not pay last month's rent.

In Pennsylvania, are you allowed to keep the full security deposit if your tenants do not pay their last month's rent?

My contractor does work throughout the Lehigh Valley, Philadelphia, etc. He's worked on 2 of my rentals and my personal home, so I can attest to his work. He always owns multiple rentals himself, which is a huge benefit because he is aware of tenant expectations.

Hello, 

Does anybody know any good commercial loan lenders in the Indianapolis, Indiana area? 

I'm looking for roughly $215k for a multi-family property. 

The property I'm purchasing will generate strong cash flow. It's currently 50% occupied, which has made it difficult for some lenders (understandably).
