Hi there. I have recently gotten my hands on an opt-in database of unemployed (or underemployed) individuals that have answered "yes" to the question "Are you a homeowner?" and have answered "30 days", "60 days", or "90 days" to the question "At the right price would you be willing to accept a cash offer within?" We are generating hundreds of these leads a day, and though I've displayed a few from Florida below, we have from nearly all states. For each, we have name, phone number, email address, and what you see below.

If you have plans to sell your home in the next year, there are a few things to do to prepare in order to get the most value for the updates. It is important that you ensure that you recapture the value of your investment and avoid losing money in a renovation. A great strategy would ensure that you increase the value of your property in excess of your investment.

Avoiding renovations altogether limits the headaches of remodels but also reduces the potential upside when you sell your property. Some small updates will go a long way. Many are surprisingly inexpensive and improve the aesthetics so much you will wish you’d done it years ago!

Here is some creative thinking:

Following up with what @Drew Fein states, send him a letter stating that due to renovations, he will need to be out of there by the end of March.  Also, you need to inspect for other remodel stuff Monday, also another contract needs to take measurements on Tuesday and another needs to do this on Wednesday and that on Friday, and "I understand that this is really disruptive, so if you want to leave earlier due to the disruptions, then I understand..."

foam is terrible for the environment and trash companies will not take it when the house gets leveled.  stick with regular mud-jacking which is concrete.

You can write in the "additional provisions" that if there is a property NOT found on the MLS that you are not obligated to use them. Many times I write, "If Buyer is not happy with Agent's services, then Buyer must tell Agent immediately. If it is unable to get resolved, contract will terminate in 14 days, assuming there is no pending contract."

You are obligated, yes, though I do not show properties to people if they do not sign a Buyer's agreement as it shows they're not committed - and I do not want to commit to them.  When someone signs the BA, I'm full-on finding them a home... we get clear about their criteria and I am able to find them something in a short period (within a week), whereas when they do not sign the BA, I am not able to find them what they want and they eventually wander.
