Do the tenants of unit B know you were planning on renovating unit A? If not, have them move into unit A after your usual turnover process. Change your plans and renovate unit B.

@Account Closed - Thanks for the message. It depends on the project. If the person brings a high level of construction skill and sweat equity, there will be minimal investment since we place a high value on skilled construction and leadership.  Also, there needs to be a fit with us which includes but not limited to: integrity, trust, get-it-done attitude and a passion for being of service to others (Servant Leader)

I would agree with the first part of Kevin Mizell response. Get a few bids and attempt to work something out even if it means you take from your own pocket and then go back on the current company. As for the tenant, I'm sorry -they haven't received what was promised them in the lease agreement. With all due respect, you are the LL - it sounds like you want to be hands-off. Again, pull money out of your pocket, get the weeds pulled so you show your tenant that you care about them and the place they decided to call "home" Just because we are real estate investors doesn't mean we shouldn't follow the Golden Rule. Being litigious shouldn't be our first reaction.
