We are currently liquidating part of our LLC portfolio in order to continue investing. We have many great cash flowing properties. Some SFR and some Multi-family. Average cash on cash return is around 10-12% after calculating expenses. We have some properties that have already been fully rehabbed and some that will be sold as-is. All come with equity. @ Jeremy Hua, for the most part, I agree with you. However, I understand the fear of losing money. I have had wins and losses and it is no fun losing in the beginning. One of the most important things you can do early on is connect with people who have the experience and knowledge that can take out some of the risks for you. You can be too risk-averse but you also don't want to gamble. My biggest recommendation would be networking as much as possible and listen, listen, listen.

Beautiful property. Great curb appeal. This rental property has new: Roof, kitchen, flooring, bathroom, interior paint and back porch. It also has newer vinyl windows. Already tenanted and cash flowing!!!

@Youdo Thirakul I too am a relativity new REI, I am having the same issues you are about choosing the markets I want to invest in. One of the best things I have been learning is to maintain some liquidity in a questionable market and not to over extend in my investments or personal finances. I saw you mentioned "Sac-town". I assume you meant Sacramento. I am local here in Sacramento. I would strongly caution against buying in my area right now. I have been watching home values here for the last 5-7 years and we are at or above 2007 prices with a market that is most definitely softening. How values seem to be very inflated. I am recommending to anyone I talk to in my area to be very cautious even in the worst area with the cheapest deal in California right now. Best of luck to you.
