@Roland Thomas I'll have to look into investing in Notes.  I'm honestly not too familiar with that.  What appeals to me about rehab: I like working with my hands.  Also I have a pretty short attention span, and the shorter-duration projects sound more appealing then, say, buy-and-hold rentals.

@Kyle Vandever Yeah, sounds like we're both getting started.  What makes you say the Boise market is hot?  One thing I'm hoping to learn more about on BP is how to identify those hot markets.  More on a neighborhood scale, but I imagine some of the principals are the same.  So far we're just looking in places we'd like to live because we figure we like it, other people probably do too.  Admittedly not a very sophisticated strategy.

@Dev Horn Thanks for the advice, that certainly seems to be the consensus from all my reading so far.  So far we've mostly just been scanning the real estate websites (zillow, etc.) and coming up with very little.  Now we're starting to look into other ways to find the deals.

@Walker Seid We're looking all over, a bit.  Our preferred areas is NW Boise - North of State Street, but as we've found very little there in our price range we've expanded our search to include the bench, southeast, south boise & even a bit of Meridian.

@Linval T. Thanks for all the material.  I've been lurking for awhile (he says with embarrassment) so I've seen most of those things.  Also a big fan of the podcast.  I still have a lot to learn though, of course.  Right now the topics I'm studying are: Direct Marketing, Market Research, and how to incorporate appreciation into estimates.

Well I've been lurking around these message boards long enough, time to come out and introduce myself. I'm Mark, I live in Boise, ID and I'm new to investing. My wife and I are looking for our first house together (in the Boise area) and we'd like to use some principals of REI to make sure our home is a good investment. Once we're settled there we'd like to expand more into rental properties or flipping.

You've all been a great helps already, so thanks!  I'm looking forward to diving in fully!
