Hello Ladies & Gents!

I'm looking to flip a few properties in Orange county and Polk county in Florida.  99% of the deals that come across my desk are tax deeds, probate, hoas.  They range from single family to multi families (including) small apartment buildings.  

If you are looking for buy and hold deals, I have one right now located in Bartow, FL. I'm putting together a newsletter that will showcase my deals to everyone who is interested in underground deals that are NEVER found on the MLS.

Pending Deals...

I currently have a Bartow(Polk County) 3/1 under contract that we're asking $49,000 approx 1000 ft  I believe comps are $70-$75K  No repairs needed.  Could use paint job and maybe tile.  But this is a true rental that you would hold in your buy and hold portfolio.

This week, I will have a 3/2 in Orlando (Pine Hills) that has a zestimate of 78k (ARV) 1573 square ft. I will actually be looking at the house Thursday. I'll have pics and hopefully a contract by the end of the week

Hi Everyone (Semper fi), 

I'm a real estate investor in Orlando, FL who proudly served in the United States Marine Corp.  I've been investing in real estate full time since 2002.  I first got the real estate bug as a child in the 80's, watching Donald Trump on TV.  Then I got more excited about watching the old Carlton Sheets infomercials.  I actually bought the course and tried of few of his techniques.  I didn't have any luck, and I quickly got discouraged and went on the something else.  

While in the USMC, I knew that I wanted to succeed as an investor.  I just wasn't a 9 to 5 guy.  I truly believed that I could take the skills that I learned in boot camp and apply them to real estate investing.

Then one day, I was exposed to real estate options.  I thought that this was the best thing since sliced bread.  A friend at my old job (cablevision) knew I was trying to invest and she came to me and told me she was 2 months behind on her mortgage and she didn't have money to buy Christmas gifts for her two daughters.  And she wanted to move to Maryland.

Sensing Opportunity, 

I went and re-read my favorite book on real estate options.  I paid her back rent and gave her the money ($2,400) and she gave me an option on her half duplex.  If I remember correctly, the property was worth around 75,000 when I put the option on it.  

Within 6 months.....

She was ready to move.  She had split with her boyfriend and wanted to start fresh.

At this time (around 2004-05), the market was appreciating like crazy.  After recording the option in the land records, I went out and found a retail buyer (who wanted to invest, buy and hold) and they paid $133,000 for the property.

Do you want to talk about excited????

Long story short, I made $34.000 on the deal and she made around 31,000.  She was pissed that I made more than her. 

But at the end of the day......

The person who knows more should make more. 

I'd love to work with "vets" and invest around the country.  Having a national organization "our own band of Brothers" would be great.

I'd love to hear other success stories from other Proud Veterans who have put some killer deals together.  

And if you haven't done anything yet....

I'd still love to hear about your struggles and near successes.  Let's help each other.

Example:  If you have a deal in Charlotte that you don't know what to do with, we can combine resources.  I'm sure we can put a team together with over 1,000 years of experience.

Let's stop trying to succeed alone.  You are getting your education here, why not start doing deals and sharing secrets with each other so we all win together.

My specialty if finding deals, negotiating, and getting the hard ones to the closing table.  And yes.....

I love and utilize the power of Owner financing.

Let's NOT let the BP education go to waste.  Our group can easily take down 100 deals by the end of the year.  And I'm willing to document it.

Gary, 

I have a unique way of structuring lease options/owner financing.

In the past, I simply have my buyer sign off on a quitclaim deed and hold it in escrow at a title company. The note will state that if they are 60 days late, the deed will revert back to me. Then I could do an eviction instead of a foreclosure.

I haven't lost one yet.

Hi Christine,

You cant find out what a commercial property is worth until you know the financials. A 12 unit isnt like residential. You can have two different properties side by side and they can have dufferent values. If the owner is interested in selling, he will have to show you the rent rolls, expenses, and an income statement before you will know the value. If you need assistance, let me know.

This 3bd 1 ba Approx 1000 sq ft would make a great rental for your portfolio. This is a perfect rental that can command $850-$900 a month. Just needs a fresh coat of paint. Great to hold in a self directed ira.  The property is located in Bartow, FL in Polk county. Its about 45 miles wert of Orlando.  Owner financing might be considered. Asking 60k  This can easily be resold with seller financing at 69k with 30% down from your buyer at 9% interest. Now you become the bank without the headaches of a landlord. Make sure you are aware of Dodd-Frank Law. Remember, it only applies to owner occupants. If you owner finance to owner occupant, make sure they are qualified and keep all of your records. Great post!  This is very motivating for investors who are thinking about graduating to apartment buildings.  It's great to see other taming the cobra of fear and taking action in spite of it.

Based off of my experience, I use Master Lease Options to secure apartment buildings. Most motivated sellers who have owned their properties for a long time, and have been self managing are usually burnt out and they would love to have someone become their single tenant and handle the day to day grind of managing the property. And if you can continue to give them their current NOI, you might be surprised at how many owners will consider your offer.

Does this make sense?
