Just to clarify, the benefit to finding a deal with more equity in it is that the purchase price will be lower?

Cool! 2 RE gurus in Denver? Let me know when you get here and I'll do what I can to make it work. Denver is an expensive place to live (I know everyone says that though) and I want to get the advise of some professionals with experience before blundering. Thanks for your interest.

Pre-foreclosure - The loan is in default and the seller is facing foreclusure. It seems like the bank pays the seller the value of the home minus the owner's equity in the home. So, from an investors perspective, if you find a property you are interested in that is in the preforeclosure state, is this the price you offer?

I guess, essentiall what I am after is, if you are able with a title search to determine the amount of equity that a seller has is apre-foreclosure property, how does that affect your offer? What are the pro's and con's of preforeclosure and foreclosure?

So in your opinion, are the paid-for subscription services worth the dough for the serious invertor?

Are you a pating subscriber?

Is the information on the paid sites current?

A little unrelated...When you see a home in foreclosure, obviously the price is lower than most of the nearby properties listed with agents. How much can you expect to get off the asking price of a foreclosure? Is it like any other purchase where the asking price is the beginning point of negotiation? My thought is that if the property is owned by a bank that won a court auction for the peoperty, have they listed it at a bare minimum price already?

These are probably very ignorant questions, but this is the beginner forrum...

Wondering if I could get on the phone with you and discuss the process of acquiring, renting, and flipping properties. I have done a lot of research and have read everything I can get my hands on, but there are several questions that remain in my mind.
