I currently own shares in a couple of REIT's as a parking place for some cash while saving to purchase a S/MFR. I was wondering if it's possible to shelter the cap gains using a 1031 when the time comes to liquidate and use the REIT value for a down payment?

Sounds good in theory (I will be selling a real estate asset worth X dollars to buy a larger real estate asset worth X+ dollars) but does the trust being securitized throw a wrench in the works?

I would start with the county/city and ask the department of revenue who is currently liable for the taxes (a clerk may have more up to date information than the website) and they can probably also explain exactly how the tax debt will follow the property. Probably a good idea to consult a real estate attorney who is familiar with that locale to be 100% sure of what impact the tax lien will have on the title as it changes hands as well.

@Ryan Harris We live in the west end currently. I'm lining up things to by a SFR buy & hold or a multifamily/primary in 2014 hopefully in the old west end or north side area.

What part of town is your focus area?

Hi Kendra. Welcome to the site. Church Hill is beautiful (and getting better every year). I'm currently in the West End (land of strip malls and the boring end of Broad St). From what I've learned, there's some great advantages in investing in properties in historic districts and properties. Best of luck!
