There are some good blue collar communities in the east end of Henrico County by the Richmond airport. 70's & 80's ranchers abound in Sandston, Cold Harbor, Highland Springs areas.

Hi Markeilsha,

I would suggest Gary Keller's Millionaire Real Estate Agent, oddly enough. There's a big section about leveraging your time by hiring top talent. It has great info about developing systems that you can train your employee(s) to execute in a way that sets clear expectations of results and accountability. It specifically talks about office admin, buyers' agents, listing specialists, etc. I could see the parallel between listing specialists/buyers' agents and an "acquisition specialist" like you are looking for.

I could be wrong on this but I believe Zillow feeds primarily from the local MLS and since most leases aren't transacted through the MLS the number could be inaccurate. I would suggest aggregating rents from a few sources (craigslist, local paper, rent.com, zillow) to give you a broader and hopefully more accurate view of youe local rents.

Perhaps you should think of it as an action plan that moves you closer to your goals rather than a "business plan". Business plan sounds like something you're trying to sell to a bank. I would make a written plan with milestone goals and what steps you take to get to each milestone and then review it at each milestone. If your knowledge increases and changes the course of your action plan then just tweak the remaining steps. If you wait to learn everything before taking action, you will never take action. But the old saying also holds true; if you fail to plan, you plan to fail. Plan it, do it, course correct, repeat.
