Post: Investing in student housing...good idea? If so, where and what criteria to use?!

Hello! I'm  posting this in Indianapolis but it could apply to any college/university town.

There may be lots out there already on this but I haven't run across it yet.

I'm new to investing and one thing that appeals to me is student housing, and perhaps doing rehabs and creatively finding existing deals to transform into student housing.

What about an All in One mortgage from, for example, Merchants Bank (Indianapolis based). I have no affiliation with them. It is a HELOC, sort of, but the checking account (tied to the HELOC) balance 'sweeps' every night at midnight to pay down the balance.

Or a whole life insurance policy, properly set up, to use as your 'bank'?


I have NOT used these financing vehicles; I am just interested in them and have recently become more educated about them.
