To be clear, the home does have an existing central AC system that doesn't work. I think that may be the loophole they're using to make me do this repair. My realtor is fairly certain we can get out of this pickle, but it's just a nightmare. Especially with this being my first investment property

So I bought my first flip in March and contractor was a nightmare. Got it all finished under budget after 4 months and got a buyer but the buyer is using an FHA loan. So, they required that I fix a few things then they came and did a SECOND appraisal and required that I fix more things including a new furnace which I had to have installed the midnight before closing. So, I closed Friday and the buyer was supposed to close today but now the lender is saying they want an entirely new AC system installed even though 4 brand new window units have been part of the deal all along. Have any of you seen this before? This project has been chipping away at my profit and dragging on and on. I wanted it gone before summer and now its August. Any insight is appreciated.

Hello!

Just made my first purchase. The single family home has an existing tenant renting month to month with no contract. I need to get them out asap to work on the rehab. I know I have to give 30 days notice, but can anyone enlighten me as to how to go about this process? I haven't closed yet, I am going to do inspections and all that first, but once I close I plan to immediately inform the owner that they have 30 days to vacate. Any tips or info will be appreciated.
