@Kevin Sutherland I have a tenant who is always late. She is by far the cleanest and easiest tenant to work with. So it depends. They worth the small trouble or not? All tenants have favorable and unfavorable qualities. Late payment is just the one that scares the bean counters thr most

@Bryan M. You're welcome. I agree. Keep that cell phone camera in the holster like a gun. Itll come in handy if you ever feel more serious about the child's well being and living environment

@Bryan M. Agree with others in the sense that don't cross the line that's not your responsibility. If the house is dirty in which it attracts pest, they your tenant is responsible for pest control and damages as I'm sure when the house was leased it was "pest free"

If they flip the bill for it, which you have every right to expect if it's clear their mess is the problem, then that might give them incentive to clean up. I wouldn't worry about the baby unless you really really see like something specific but dirty lifestyle doesn't qualify so keep that opinion on the sideline and stay with the technicalities.

Also, don't renew their lease

@Matt Rozzell the worst tenant I ever had originally contacted me through a craigslist ad. Craigslist's has a lot of dirt on it. Be above it and move on

Work harder today be smarter tomorrow, the coolest thing you'll realize when your older is how lil some people know and how valuable that makes all the things you studied and cared about while trying to become great. Be strong man because trust me it could be worse and it could get worse if you let it

@Michael Lowe don't waste your time winning other people over. Believe in yourself and do what you know is right. Knowledge is a scare resource in the sense that you know what others don't and Visa versa. They don't know what you know, so move on
