so does the tax value reflect the value of the property? Or not necessarily

What is the relationship between the tax value and the sale price?  Do I interpret that differently for multi-family properties than SFP?

It appears from reading previous posts, one of the best ways of finding good multi-family deals is through a broker.  Does anyone have good experiences with any in Charlotte, NC?  Or for those who have a great relationship with their broker, what steps did you take to choose the broker you now use?
