I keep hearing I need to know my Market. What does this mean? Is it knowing what housing and rental prices are. Should  I be going to city council meetings.......etc.????

 Jim, Thank you for the constructive criticism. I’m am in the process of getting my finances in better working order. I have split out accounts, and have started paying myself first. I’ve also split out a savings account for actual savings and saving for “luxuries”. 

I am also planning on reinventing all profits until I can make 2 to 3 times my annual w2 income from real estate. At that point I’m to evaluate if leaving my w2 job is a sound option.

Ambition: from what I’ve been reading ambition is one thing that tends to set people apart. I figured if I shoot hit and miss a little then I can still meet my overall end goal.

Once more I really appreciate the input and will definitely be finding a solution to my spending habits.

I greatly appreciate the invite. I was going to go last nite to the REIA Augusta meeting but I wanted to hear the webinar that was postponed to the same time. You can bet on seeing me ant the next meeting though.

Hello All, My name is Jonathan Dowling, and I want out of the Rat Race. I’ve been wanting to do something that provides passive income for a few years now but didn’t really know how or where to start. A friend recommended this community to me so I started with the podcasts and head the book title Rich Dad Poor Dad. I pick it up and fell in love with the idea. So for the past few days I’ve started my education and trying to come up with my strategy to enter the world of Real Estate Investing. Me and Mine: I’m 33 years old. Spent 8 1/2 years in the Navy as a Nuclear Reactor Operator (Electronics Technician Nuclear). Got married in 2011. Left the Navy in 2012. I’ve been at my current W2 job since 2012. I work for Southern Nuclear Company as a Licensed Reactor Operator. Which I don’t mind just don’t enjoy either. I have one daughter that is 3 years old and one due in January. I make more money now than I ever thought I would but I’m not great at saving. Currently the only debt we have is a mortgage and a truck payment. Goal: I would like to be out of the Rat Race in five years after I start my first deal, (5 years plus education time) and on my way to financial freedom. Plan (possibly): So I’m really like the idea of flipping houses as a start to gain capital to buy MFRs. Obviously plan is very basic and about a 30000 ft view. Meeting People: I am in the Augusta GA area, if any one is in the area I would love to take you you lunch and talk. Thanks for reading, Hope everyone has a happy and successful day.

@Jeremy Mangen btw what kind of roach is it? Small (1cm in length about) with a yellow ish stripe in the center of the back is a German roach. If it’s German roaches, find some roach fogger (bombs) and is like 10 or 12 of them. Leave the unit for 2/3 days then air out the unit for a day or 2 . Then use Talspar P as I said earlier. That should take of every insect. One more pulse for the Talspar P is it also kills Termites so it will prevent those form coming in as long as you spay out side about one a quarter.

@Jeremy Mangen if u want to do it yourself buy a 1gallon sprayer from where ever. Look up online Talspar P. It kills every kind of bug/insect even arachnids. Spray inside all baseboards, windows, door frames. Any openings you can find. Open all cabinets closets built ind draws etc. Also spray outside around the entire unit also door frame and windows and opening to the unit. If it has a crawl space get in there and spay everything, same with attic. It drys in about 2 hrs and is safe for children and animals once dry.
