@Mark Fries I just picked all mine that are cordless at Walmart. All from 7-12$. I am sure since you but that many, a local blind company would cut you a deal if you bring that volume to them. Reach out to one and you may be surprised.

If the tenants are paying rent on time why would you want the place vacant? Lost revenue and the amount of time to find 3 people, and the cost to turn over the unit. Why is everyone agaist transfering tenants? Look at the books, leases and that should give you an idea on tenants. I bought 2 triplexes and had one bad apple. Only cost 900 to turn over unit and had it rented in a week. All other units are making me a ton of money.

@Brett Wagner for the most part, on a buy and hold you will have ROI negative in the first year. This is because of the down payment and cloaing costs. Expand out 5 to 10 years or what ever you plan maybe and I am sure you will be fine.

What does everyone do when they have an issue they can't attend to immediately? For example A/c condisation drain has a back up. That carpet gets wet three or four feet outside of door. Call a/c guy to fix a/c..then what about carpet or other damage? What do you do with issues that are outside of the normal scope of work. Do you have a handyman that does it all? Any input would be great. Thanks, Jon

I am currently investing in 2 triplexes. I self manage these units. I am looking to start my own property management company in KCK and south to Paola. What troubles is everyone having? What do you want in a management company? What is the market lacking? What do you like about your current manager?

Post: Loss and depreciation for taxes

I wanted to know if I show a loss on my property of lets say 3000, that I can deduct that from my w2 income and dont have to carry it foreward. I will be doing exterior paint and pay down debt. Since i show a loss I will have to carry forward my deperation for use later years. Is there a cap on losses or is it just depreciation?
