My personal opinion, too early to tell how real estate markets will change after Covid.  Impact in Commercial real estate has being obvious, employers are sending employees to work from home permanently, restaurants closing, etc etc.  Bottom line will the California market go down to $400K in average? NEVER! but will it go up like it has being doing for the next decade?  I'm only going to say right now the odds are not in favor.

Honestly you did the hardest part of the deal already and that is getting the property under contract, so congrats to you my friend.  The easiest way I would say is FB, but honestly if the deal is good anyone will buy it lol.  Another easy way is call around brokerages in the area, you always have realtors that work with investors and might be able to help unload the property.  Best of luck!

Hi @Paul Savanuck and welcome!

I'm going to echo @Russell Brazil comments, BRRRR in the DC area is going to be an uphill battle because of current market conditions and the amount of investors in that market with deep pockets. The good news is that there are plenty of other areas in DMV to get 1%+ in rentals almost braking even after BRRR.

I think that rates are not going up regardless of who's in office, in my opinion the only "immediate" real estate event that could shake things up will be the end of Cares act forbearance at the end of the year. Taxes well who knows, typically with democrats taxes tend to go up but honestly with current Covid numbers and the issues with transition of power I just don't thing increasing taxes will be a priority in 2021. (But for sure APR in the year 2030 will be like 50% so we can pay back all the money given out in 6 months of 2020)

@Tashina TaylorI was going to reply with exactly what @Nathan H. was suggesting on hard money or working on selling a big part or small part on a note depending on your cash need.  The only additional advice I wanted to add regarding the note is make sure you have a lawyer on your side to check the documentation specially if you are not familiar with how notes work.  Better to pay a few hundreds for a lawyer but get that all important peace of mind.  Best of luck!

Computer/Electrical engineer.  But honestly it make sense right? engineers are problem solvers by nature and good with numbers.  Engineer+Real Estate = Love!

Not much to do, refer back to the contract they signed and follow it.  This is when things get hard because we are all humans and things happen but they are still breaking the contract agreement.  Good luck!

@Jessica Parker If you have the cash to buy properties and you are trying to find a way to grow and keep as much off that money without getting kill with taxes you should focus on rentals and not flips or wholesaling.  With rentals you can write off many expenses plus depreciation, something you don't get with flips or wholesale, specially if you are already in a high tax bracket.  Get a lawyer and an accountant with a real estate background (there are plenty of them here in BP) and a good realtor, from there build a solid strategy before you start buying.  Best of luck!
