There are several pictures with cleaning products and materials all over, pictures are the first impression, is like showing up with dirty close to a first date. Fix those pictures and the place will rent

I had some cash saved up and at the time I realized that I mainly had 4 options to try and grow that money:

1. Putting it all in a loan to buy a franchise and hope for the best

2. Put the money in some form of savings account (at 1% if that)

3. Stock market (in my opinion just a little bit better than the casino lol)

4. Real estate rentals

I decided to go with number "4" and after my first deal I had a property cash flowing $800 a month, got all my money back using BRRRR and leveraging credit cards with 0% APR for a year and a small 401K loan I only had to use 35% of my cash reserves. So yea.....it is good :)

Ouch... not paying from the beginning of the contract that's crazy!

I wanted to make a comment not from the legal stand point but from the tenant placing side of things, not sure if the property management put the tenant in place but this is one of the reasons I let the management company handle the tenant but I prefer to work the placement side myself because I believe I can do a better job than them (they just want to get pay as it should be because that's their business).  Best of luck, I hope you can get your property and money back.

I'm sure is just me but I actually look forward to see tattoos, piercings etc from the people I work with in real estate.  When I see that specially big pieces is like I know you are making good money because that is not cheap LOL

I agree with @Sam Lewis, if your criteria is to make $500 cash flow a month that is not hard at all, what its hard is getting that amount of money from BRRRR to get all your money back or looking for the $500 cash flow plus appreciation. Maybe the $500 cash flow should be your immediate goal (next 6 months) and then your 2 year goal something like $2K in rental cash flow. Either way good luck and welcome to BP

I would say try close to Fort Meade, there are still some spots around there with good appreciation and rental cash flow.  Good luck!

I have a property with some foundation problems and before saying no to the deal I wanted to know if anyone had experience with a company that will dig the foundation and replace a wall close to Laurel Maryland. Any advice is greatly appreciated

Step one NARPM, step two NARPM, if you can't find any property management company certified by NARPM in the area then its a gamble.  Not saying things will go wrong, I'm just saying NARPM is the only way to go if you want peace of mind (and believe me even the certified ones are not without issues).
