@Julie McCoy oops, the forum category was a mistake! I probably naturally went there because I'm so used to posting on forums about Airbnb lol (I have a few homes listed on Airbnb in Southern Cal). 

I am torn though. I think using the main house as a Short Term Rental could be great! I need to explore the options here! lol

@Michael Hacker best response yet. I have been seeing a lot of R-3 zones properties. So I’m so glad you mentioned iT being with 1-6. Yes! I have seen listings where they label a “workshop” so in theory, I could convert this into a “detached office” without a bed...? Now, forgive my ignorance, but I was reading on the assessors website about setbacks. My fear: I buy a house with a “workshop”, sewer is in the right place, it has good electrical, everything is happy until I go to pull permits and they tell me I’m too close to the house or something silly like that and won’t allow it. Is there any way I could avoid a situation like this? Maybe get a house under contract and present plans to city before my inspection term is over...? So that I can be SURE I don’t get screwed over?

@Lucas Carl it sounds like you are not willing to Airbnb something because you’re afraid of your neighbors? Neighbors have every right to police complaints on Airbnb similarly to how they have the right in a normal rental unit. There is no difference. I manage many Airbnb houses, some with neighbors who bi*** and complain a lot. But I ignore those neighbors. I operate as the county allows me to, I pay the county my taxes, if the neighbors have a problem then tough!

@Kellen King awesome advice. Hadn’t thought to hit up contractors... although I feel I might run into it where they’ll tell me anything just because they want my business, ya know?

@Julie McCoy thank you for the advice. I think some calls will be well worthwhile, yes. Main unit will probably be a long term renter. Would love to put someone in there at a discounted rent if they help manage the rear unit as an Airbnb. Or just use the rear unit for myself. I feel only good can come from multiple live-able structures on one property... Thank you again!

Hey Bigger Pockets Arizona! I have found a few properties in Scottsdale/Phoenix area that have detached garages that seem to be a very easy conversion to living quarters. 

I am thinking of picking up one of these properties, slapping a 203k loan on it for home renovations, fixing up the living quarters, and renting out the main unit. My own form of house-hacking. 

- Does anyone have experience with this in Scottsdale/Phoenix/Mesa/Tempe/Gilbert?

- Before making an offer, how can I be sure this is allowed before having to pull permits?

Hey @Grant Rothenburger I appreciate your post. But while that may not be your strategy, it may be a tremendous blessing to someone else. And it's a chance for me to get my feet wet in the Scottsdale market and make some great connections.
