@Mary Peale - Hi Mary, I have a couple ideas that come to mind. I've sent you an DM

@Michael Baum  I primarily invest in Denver metro. I would not touch Denver county with a 10 foot pole because of all the regulations they have in place.

@Garrett Brown I mainly use Pricelabs and it has been a great tool. What I've found is that it offers too many configurations and if the user isn't aware of what the outcomes are, it can actually make them loose more money faster. I think the tool out-of-the-box is great, but there are certainly ways to take it step further and tailor it to your market.

What kinds of tools/resources does everyone use for pricing? Is there a specific pricing strategy that you follow or do you look at your comps and adjust accordingly? How do you go about seasonality and what benchmarks do you use to guide your pricing?

To my knowledge, Hostfully is the only platform that can integrate multiple Airbnb and VRBO accounts. I don't believe there is a cap on the number of accounts you can link either. I personally use Hostfully and their support team is great!

@Nik Verret Airbnb and VRBO should be sufficient as you start off. Booking.com tends to be more hands on since you have to setup up a payment processor and take payments from guests. I've noticed properties that are 2 bedrooms or less tend to perform better on this platform.
