arm can vary depending on credit and LTV. they are changing frequently so it may be better for fixed rate and refinancing later down the road.

depend on the area. but it looks like they dont even have 1 month security so i would possibly keep looking for other tenants. if you dont have any other prospective may need to look at marketing or if price you are asking is good compared to area

yes you can. just need to confirm those were investment homes and not primary residence. fha is for primary residence as long as you can show you will move in and it fits fha guidelines, then you should be fine. you cant have more than 1 fha at a time unless they are over 100 miles away. reach out if you have any questions
