I would get both. I sold a house with a well that had some form of bacteria in it and it needed to be chlorinated and retested. It would be a piece of mind.

Yes, the federal pacific panels need to be replaced. They are fire risk and usually you can not get insurance on the house. At least in Columbus Ohio that was the rule of thumb. If you saw one as an inspector it had to be replaced so the buyer was getting a new panel.

I have not purchased in a war zone but one time I worked in one and it is uneasy. Never knew if your truck would be broken in to or if they would steal your tools on the job site so you had to take your tools home every night. The plumbing pipes were also stolen twice in this house I was working on. Unless your comfortable in the area then I would but I personally stay away.

I would start to watch This Old house shows on PBS. They explain a lot and usually have beginner type projects that they discuss. YouTube is another but be careful to watch the correct ones because sometime the videos will cut some corners etc. good luck.

Dig around the corners to break the sunken slab free from the dirt and place a digging bar underneath and pry up the sunken slab. Place brick underneath or something to hold it level with the other and mix up some soupy concrete to pour underneath the slab. Let dry and done. 30mins to 2 hours of work depending on your skill and condition.

That price was excluding the cabinets and only for the doors, lights etc. I agree with your pricing on the cabinets. Arcadia from Lowe’s will run about 1700-22ish which is the bottom line white cabinets.

Seems high on both sides. Material would be around 3k and labor maybe 6k. The only difficult thing about the scope is trim and the flooring. 9k excluding the cabinets is a joke. Just my two cents. Also never pay per day because they will take their time. The way you speed up construction is that the contractor needs to finish a task in order to bill the owner. Also 2-3 man crew at 600 dollars, no way his overhead and hourly rate for a worker is 300-200 dollars a day.

Scott, check the manufacture installation guidelines. Some do not recommend them to be installed under the cabinets.

I would advise the ups store where you can get a address and not a P.O. Box. I used my home address for a company that eventually close but you will still get junk mail for your old business. Plus people can search your business address and realize that it is in a neighborhood.

Would hold onto it and pay down the note. You mentioned you have enough capital. Since this is a cheaper type house it would be easy to pay it off in a short amount of time. Seems your in a transition space since capital is not working you.
