Great question! As an investor one of my least favorite parts of the job is digging through my inbox for all of my wholesalers contact info and then re-emailing them to see what they have available. So far, I haven’t found anything that works as well as the wholesaler sending out a google sheet with property details, photos, etc..

I’m actually kicking around the idea of building a software where investors can search their market for off market properties that have been submitted by wholesalers in that market. Would be free advertising and networking for wholesalers and would help move deals faster.

Hey All - looking for a referral for a General Contractor who can help us convert a SFH into a duplex.

The property is located in Tacoma (about 5 mins off i5). 

Job Details:

The house is ~1,800 sq/ft and has seen better days. We will be converting the top and bottom floors into separate units (both 2BR 1BA). This job will consist of plumbing, electrical, drywall, paint, and of course a day or two of demo.

Hey All-

We are wrapping up a few of our flip projects (out of state) over the 30-60 days and I’m interested in investing more locally. I’ve lived in Seattle for the last 10ish years and my wife grew up here... so very familiar with the neighborhoods of Seattle. 

My question for the BP community is: where should we turn to find deals? In the past we have had success purchasing off the MLS, but it feels like Seattle is a different beast. Can anyone recommend a good investment realtor, full service brokerage firm, or even some wholesalers?

Any recommendations would be appreciated as we would love to have our next project under contract here in Q1.

Hey BP gang! We are an investing team that primarily focuses on the Pittsburgh market. We are evaluating a new property and believe that we have landed on a great opportunity. The property is currently a n oversized duplex. Two units with 5 BR each (massive square footage as well).

We would like to convert this from a Duplex to a 6 Unit Building... which draws the questions around zoning. I will be discussing with the zoning department on Monday. Does anyone have any recommendations on questions / info I should be requesting?

My team has converted SFH to duplex, but this type of conversion will be a first for us. Any input / feedback is greatly appreciated!
