@Brett Goldsmith Thank you for your input. That is where I am with the bank now. They want to send an appraiser to value the home.

Yes it does but she doesnt want to take it. She is practically waiting to be evicted.

Good Afternoon ,

I have a seller who currently owns a home that hasnt been paid for a few years. I submitted all the paperwork into the Bank and now the bank wants to do an appraisal on the home however the ex spouse isn't cooperative whatsoever and won't leave the home. The homeowner also doesnt want to pay to evict her from the home. This makes it very difficult for an average buyer to be interested in the property. I have a few questions and I would appreciate any insight. Do investors buy properties this way? How can I get her to give access to the bank appraiser so that with an appraisal investors or buyers may feel more comfortable buying the property. Also with anyone with experience in shortsales how can I market his property to an investor willing to take the risk of purchasing this home? The property is in Southampton, NY.

As for the s-corp that is with the IRS Form 2553 and has to be done before the tax year ends if you open mid year. I would still seek some advice or guidance if you have more in-depth questions about c-corps and s-corps.

Thanks for sharing this. Its really helpful to learn about delayed financing. I was wondering if you did an inspection before you signed a contract? When you speak to the agent or bank how do you go about knowing that no repairs were needed? I don't know if each short sale is different and some may be easier to see what is needed to rent out the home. Congrats on your deal and again thanks for showing in detail how you achieved it.

Good Afternoon everyone,

I also am looking to invest in NYC. My main focus is in Northern Queens along the 7 line. The neighborhoods are Jackson Heights, Woodside, Corona, Elmhurst, and East Elmhurst. I rent and own an office in the area as an Accountant and Insurance Broker. I also have in the past two years obtained my Real Estate License and Mortgage Loan Originator License, and have learned and closed on real estate transactions. I am writing to you all today because it may be difficult for one person on their own to purchase property in NYC as an investment. Together as business partners we may have a solution for this or if you would like I could present you a investment opportunity in the future. I am on the lookout for pre-foreclosures and short sales. Id like to form a investing group where we can focus on these goals. 

In the accounting field I do come across people whom I file their rental property so I already have people who may be interested to sell in the future. As well at times some clients have situations where they have defaulted on their mortgage payments and are at risk losing their home. We can acquire real estate by negotiating with their bank and not having the client go through foreclosure. This is what I want to begin doing but I know that I will need investors with cash and the same goals that I share.
