Hey BP Community!

I have been spending the last 6 months analyzing markets across the country for multi-family investment opportunities. I narrowed my lengthy list down to Raleigh-Durham, Orlando, Reno and Nashville. My business partner and I ultimately decided to solely focus on Raleigh-Durham due to its growth potential driven by the universities and tech.

We are wondering if anyone has come across off-market Multifamily deals in the $1-3M range? We are also in search of a MF broker in the area to assist the team. My business partner and I are very motivated buyers. 

At the same time, if anyone is attempting to invest in the D.C. market from out-of-state, I am more than happy to help you out with developing your team in the District. Feel free to message me for some suggestions.

Because I currently live in D.C., I am turning to the Bigger Pockets community to hear any suggestions for a Agent/Broker, General Contractor, and Project Manager. Also, if you have suggestions on the best sub-markets to invest in, I'm all ears!

At the same time, if anyone is attempting to invest in the D.C. market from out-of-state, I am more than happy to help you out with developing your team in the District. Feel free to message me for some suggestions.

Hey @Jamie Jones, I love the house hacking idea. Have you been able to find properties in Nashville where the rental income can cover your mortgage payments? I'd love to hear more about how you are going about this process.

I am looking to buy and hold multifamily properties, as I see huge income and appreciation potential in these markets.

Hi Everyone,

I am rather new to the real estate investment world, and all I have been hearing is that developing a team is the most important thing to work on when first getting started. I fully understand that this team will likely evolve over time, but I am wondering if you all have suggestions for people to connect with in the DC/Virginia/Maryland area in the following spaces:

-Agent

-General Contractor

-Real Estate Attorney

-Accountant

-Private Lenders

I would also love some suggestions on the best ways to go about finding a team that does great work and you work well with. What has worked and what hasn't worked for you all?

@Turner Monroe Great suggestion. I just called BB&T mortgage department and they told me about their Chip program. It really is a great deal, 3% down, no mortgage interest, and probably hovering around a 4.5% rate. Unfortunately, this program does not cover anything other than Single Family. I will have to use a different method to find financing for 2-4 units. I'd be happy to chat about house hacking and bounce ideas off each other.

Hi Everyone,

I am in search of a suggestion from you all about first time homebuyer programs. I am hopefully about to close on my very first single family deal in Washington, DC. Very exciting!  I am currently working on the financing side of the equation, and I am wondering if there are any local (D.C.) or federal first time homebuyer programs that you recommend? Are there any programs for multifamily (2-4 units) if you plan on house-hacking?
