This was actually done in 2014. Sorry for the slow update. I did several deals after that. 

Investment Info:

Single-family residence wholesale investment.

Purchase price: $75,000
Sale price: $75,000

This was another result of not having enough buyers. My partner and I netted $1500 from this deal. The EMD the buyer put down was our profit. No matter what we made a vow to close on every deal. However, this one wasn't the greatest at all.

What made you interested in investing in this type of deal?

It was the only thing in our pipeline.

How did you find this deal and how did you negotiate it?

Freedomsoft and the buyer wouldn't budge. We didn't have much to negotiate from the buyer and seller.

How did you finance this deal?

Wholesale

How did you add value to the deal?

Only ones willing to close within 30 days.

What was the outcome?

Closed

I need more in the pipeline and more buyers.

Second wholesale deal and boy this was a fun one. One major thing I learned is having a giant buyers list. The buyers were definitely in control on this one.

What made you interested in investing in this type of deal?

Wholesale deals are the best way to get started in real estate to grab fast cash.

How did you find this deal and how did you negotiate it?

Partner brought in the deal and the seller was really easy to negotiate. The buyers were the hard ones. I didn't have a buyers list in Little Rock at the time.

How did you finance this deal?

Wholesale

How did you add value to the deal?

I was the only one willing to sell it in 30 days.

What was the outcome?

It was closed!

Have a buyers list to have more room to take control.

My very first wholesale deal. I had no idea what I was doing and it was the greatest feeling in the world! This was a virtual deal that came in through a partner I had at the time. We did everything wrong but somehow manage to close on it!

What made you interested in investing in this type of deal?

It was the only thing I knew how to accomplish at the time.

How did you find this deal and how did you negotiate it?

We found it using freedom soft and negotiate over the phone and email.

How did you add value to the deal?

14 Day Close

What was the outcome?

Everyone was happy from buyers to sellers.

I did this deal with a marketing budget of $860. This was done using yellow letters with an absentee list.

What made you interested in investing in this type of deal?

Wholesaling was the only investment strategy I knew at the time.

How did you find this deal and how did you negotiate it?

Yellow letters, and negotiated over the phone.

How did you finance this deal?

Wholesale

How did you add value to the deal?

Closing all cash in less than 14 days.

What was the outcome?

Happy buyers and sellers.

Have better systems in place.

This was from PPC and the seller was VERY motivated!

How did you find this deal and how did you negotiate it?

PPC. This was another home run deal. The seller was just sick and tired and just wanted out.

What was the outcome?

CLOSED!

I can virtually wholesale even better with systems in place.

I can help with that. I'm just moved from Manchester, NH to Tampa FL this month and looking to network with some investor that is looking to expand their real estate business. I also have access to leads such as expired listing, probate, tax default, NOD, Absentee owners, and etc. They are updated leads every day.

How will it work, we set up marketing, I'll be the boots on that ground that meets up with seller, and buyers. Do everything you can't do in person.
