Great assessment from @Brian Garlington...totally agree. The good ones are still going for a premium. 

I do think we are going to see a lot of inventory hit once the SIP is lifted. There are some opportunities out there now, but obviously limited. 

@Joe Aamidor  What is your budget? Over the last year I've seen the better deals on the higher end buildings, over $1.2-3. The ones under 1 Mil are still competitive, especially when vacant.

Hi @James Woods - I'm right here in Oakland and am in the craziness everyday. We for sure have been helping people sell in this last year because they are wanting to take profits and diversify them (and hunt for better cap rates). What neighborhood is the property in? How big is the lot?  Happy to answer questions since I am here...

Going into this property, what lease was in place? Is the tenant protected?

First step is to be talking with the agent who helped you in the sale...

Hi Jessica-

Little clarification...you sold this property within the last 6-12 months or so?

Current owner had damage recently (while they were owner)? 

And somehow they want you to file a claim?

Am I missing something?

Closing fees seem about right, maybe a tad high for Title and Underwriting, but nothing shocking.

I will concur with @Arlen Chou - great time to get in and great advice on the Landlord Exemption Cert.

@Patrick Quinn Oakland is the place. My search this afternoon brought up 46 multi-unit properties in Oakland under $525K. I've seen some amazing deals in the last 6 months despite the climate of increasing prices. Multi-units get overlooked. Just got a client into an amazing fixer duplex in Glenview where they look to double their investment in 2-3 years.
