Hey @Greg Todrank Things have been moving along with it, it has been out of sight and out of mind for me and I am here now to make some changes. My manager hasn't been doing a good job but we have still brought it over $40,000 this year. Want to add something else to your portfolio? I think we will bring in over $60,000 this year. I am working on getting the exterior painted and one of the units will need a full remodel. I am trying to figure out what to sell it for, I am thinking $400,000. Do you think that is in the ballpark? 

Also, how are your units doing that you have added to your portfolio? It seems like businesses are still hiring in Marinette and Menominee, I heard Menominee was awarded $20 billion to build a better port area for shipping, do you know anything about this?

 Most PMS systems are pretty similar with small differences, I like the yield management and their reporting features. They do online booking and offer payment processing. I didn't like the idea of Campspot because they only list your property on their website and don't syndicate out to other platforms. I think that is their downfall. But I know plenty of people like that company, I would rather cast a larger net across many websites.

Hey Charlie, we just bought an RV park and after doing lots of demos, we are going with Res Nexus. We may also be switching our motel to that system as well. I would at least get a demo of it as well as a few other ones

Hey David,

The Glamping space is pretty new so there isn't a ton of data out there, and the range in prices that you can get for a night stay really vary depending on structures and amenities. One option would be to get a feasibility study done on the property.

The biggest hurdle will be zoning and permitting. You may want to look into an existing campground or RV park to convert, that way it already has the correct zoning or permitting in place. Just a thought. Good luck!

I agree with @Norm Kopesky, get docs and past utilities from the seller or get permission from the seller to contact utility company. This is one of our biggest expenses, without info from the past, it's really hard to come up with a number for utilities.

That's awesome, I have a 8 unit in Menominee MI and a 23 unit in Fruita Colorado, and just bought a 108 site RV park in southwest Michigan. I was actually looking for another motel when I found this mis labeled RV park for a good deal! Do you have onsite managers at each of your properties ?

Yes we have replaced many of the PTACS so far, seems like I replace 2 or 3 a year, and have 1 or 2 serviced. 

@Justin Bauer really? I have a few new units from Amana, I should look into this to see if they have it because I shut down a few of the motel rooms in the winter because our occupancy is low and just leave the PTAC heater on the lowest setting. I bet I could save some money by turning them off if they have that feature! Thanks for the insight

I think Little Hotelier has a yield management feature but you have to upgrade. I never use that system, so I might be wrong. The RemoteLocks sync with ResNexus and I ordered 19 of theM only to have to return them because they wouldn’t fit the doors at the motel. Funny you mention RV park and cleaners. There is a whole community of people that travel around the country and do seasonal work. So, if you have an RV park near by or have RV slots at your property you can hire these people to clean or run the motel for you. I would buy another motel but I would make sure it was in a location that I would have access to a pool of contractor, cleaners, and other workers. And that pool better be big enough to allow for healthy competition. I wouldn’t mind an RV park either. Like you said, they take their mess with them. It’s if a motel and trailer park had a baby. I think the rents would be lower but potentially less headache. 

 ill have to look into that little Hotelier feature. We are currently looking for some work campers for the RV park as it's a value add and needs a full rehab so hoping to get some more help. Eventually we will expand and add some glamping and then we will need the work campers for housekeeping.
