Looking at buying a mixed use property multifamily/office with 4 occupied apartments and 2 offices. It will be owner occupied, I would like to finance the property with the lowest down payment possible and a decent interest rate with long payment term. Does anyone have any recommendations?

About to get started in Real estate photography full-time.

What’s the most lucrative way to get going in real estate photography and make it a full time job?? I’ve heard of many people making big money. I really want to devote myself to making it successful.

I've already done a ton of research. I've got an LLC setup, business credit card and the equipment picked out. I've heard Contract photography is a good way to get started.

If anyone has any info or contacts please message. I’m ready to fully commit! Thank you!

I am so confused on how to get a base comparison of what I should charge for an office space I’m wanting to buy and rent out.

I want to know the price per srq foot I should charge for my area.

It’s in downtown Bradenton FL (Great location), approx 1,270 srq ft 4 parking spaces, 2 bathrooms, 3 meeting spaces and 3 offices. Can anyone help

How can I secure a loan for a building that has no financials in a class A area, waterfront, Across from a beach and has plenty of upside.

Very similar situation, I have a commitment letter as well and a 4% interest rate. I may wait till May to make a deal happen to see if all tenants pay rent and the eviction ban gets lifted in my state. Also may be a good negotiating tool because the property is only worth what it produces in income. Once secured, also thought about replacing the units with section 8 tenants and increasing the rents as there is very little competition for section 8 in the area.

The numbers look great being fully occupied at about an 8% cap rate with room for upside with sub-metering and rehabbing. Only concern is people paying rents in during this virus, I may wait till the eviction ban gets lifted and convert into section 8 rents and increase rents.

@Craig Yarnell definitely an added value opportunity all units are outdated from the 80s and fully occupied, lower income  tenants
