I purchased my first rental in Port Jervis in 2019. Renovated it and now it is fully rented and have a great property manager handling the day to day.

Hey, 

I purchased my first rental in Port Jervis last year. I am doing very well on it. One unit is rented for $1300 and the other is $1375.

My PM requested to be "additionally insured" on my insurance policy and they were denied by the insurance company, as showing no real financial interest in the property. I was informed by the insurance company that there would be an increase in the premiums and generally, PMs ask for additional interest instead of, additionally insured.

@John K. - Thank you for your input. You prove a valuable point especially regarding the investing side of RE. I will decide against using the VA that contacted me. However, how would you feel using VAs in lead generation for RE agents?

@Ray A Delfi - Nice! I was initially looking into Poughkeepie when I first started but it's very competitive. I've also been seeing a lot of activity in Newburgh. Are you in the city or the town? I hear they are both VERY different markets? Likewise! It's always very refreshing.

Hello BiggerPocketeers, 

I received a cold call from a virtual assistant (in the Philippines) regarding lead generation for someone else. I started a quick conversation asking her I may be interested in looking to hire a virtual assistant for similar work. She mentioned she was very interested and we scheduled a call for the week.

I wanted to find out a general experience from BiggerPockets members working with virtual assistants. Some questions I have are: Would you recommend it for investors/ agents? What is an average pay rate? Some good and bad experiences, pitfalls to avoid.
