I'm looking for 6-8 construction loans per year with interest only payments on 12 month terms 1-2% closing costs 6% or less rate. I would also consider a revolving line of credit. 90+% LTV my email is [email protected]

@Dante Foreman I don’t agree that you need 2 of the 3. I built my brand from the ground up using only hustle. With creative financing and learning on the fly you can agent to where you want to be.

Are you allowed to rent Alabama tax deed properties? What about tax certificates? Assuming that would note be wise just incase the original owners redeem the property within their 3 year statute? Tax deeds on the other hand could you rent them while in the process to quiet title? Enterprise, AL

You need to flip a few deals before you should be concerned with cash flow. Otherwise you're going to trap yourself in a long-term deal. 

My advice to raise initial capital would be to find a good deal, put together a prospectus, and then approach friends / family with your business plan. Bring them in as JV partners pay them out first then re-invest your proceeds into another deal.
