Thanks for the post. Like most methods it seems in this market it takes a ton to get a deal.

I will buy your house easy as ABC

Realtors might sell it in year 3.

Good luck with that house of pain. I would suggest pre foreclosures. It would be a better lead source.

Yes because you are investing with time, energy, and marketing. A real estate investor is just someone who makes money in real estate.

A tenant appealing to the County Court and posting a bond happens in maybe .00001% of residential tenant evictions.  My guess is most counties deal with zero in a calendar year.  Some tenants will attempt the Pauper's Affidavit but 99% of those never come to pass when they realize that they have to pay rent

I am not sure what "nefarious " purpose my post conveyed and I assure you you can find nothing in any of my 2500+ posts that could be considered self promotion.  I am sorry if I hurt your feelings

Just another example of a moderator on here giving bad advice. If someone stops a check with the motive of stealing goods it's a criminal offense. It can be proven quite easily because they never paid another rent payment. So you're 100% wrong.

I would suggest going to local RIEA meetings and asking to be a bird dog. Great way to learn while making some money.
