I use caprateindex.com to get a general idea of what the cap rate is in any particular area. Is there another, better website that share cap rate information? How do you all go about figuring out cap rates?

I have a project with some colleagues for a 15 unit community on 1.23 acres in central San Antonio, Texas. We are looking for other paths to financing that don’t include a bank. Is anyone on BP interested? Or have any ideas that could help? We are looking for about 2.5 to 3 million for the project.

As someone who is new to syndicating but has a background in construction and small-scale real estate development focused on building duplexes, I'm now interested in venturing into syndicating deals on apartment complexes. What are some effective strategies for raising capital considering my background and transition to multi-family investing?

Has anyone heard of a mortgage that has a checking account linked to it and at the end of every bill cycle(like a credit card statement) the mortgage company will check your balance and reduce your principal by what is in your checking account and only charge interest on the delta. Ex. $150,000 loan with $50,000 in your checking account so the mortar company will only charge interest on $100,000 instead of $150,000. The mortgage company doesn't necessarily take the money but more so credit you.

Has anyone heard of this? If so what type mortgage is this called?

Has anyone here managed their own property? If so how did you collect rents?

I own my own Home Building company and sub contractimg company and just bought some land to build rental units on. It's my first time and am even considerinf starting up. Property Management company to service my rentals. What are the requirements to start a property management company in Texas?
