Post: New to Investing in Multi-Family Atlanta

I'm in Hamilton Mill on the north side and have had difficulty myself finding a multifamily for a BRRR. What I am seeing now are a few flips, and a LOT of new development. I may shift our strategy (wanted first deal to be BRRR) and do a flip since that seems to be what the "defense is giving us" so to speak.

I am looking to buy my first BRRR property and would like to invest somewhat near where I live. But I am noticing that there don't seem to be many small multi-family properties in Gwinnett. Anyone having success with 3-4 units in Gwinnett?

I'm not a fan of many of these mailers. I actually received several last month which were designed to look official, and demanded I call immediately on an "important legal matter". Turns out it was a lady trying to buy houses to wholesale. I tore her apart for being deceptive, and making the rest of us look bad.

Agree 100% on cost of doing business. Folks often see what appears to be an "overnight smash success" but what they don't see is the years, money, time, sweat etc that went into that success before anyone had ever heard of you. That has been true of the success I have in business, and I suspect the same is true of the folks on this board who are successful RE investors.

Absolutely dead-on post @Justin Williams ! You nailed in the last one who you are, what you do, and why you are here. I would say that post at the outset would have helped...BUT I think there are some folks here who would have a problem with anyone profiting from intellectual capital. When I said vague I meant no offense, just that you didn't share a lot of specifics about your deals (what you bought for, what you put in, what you sold for, ala the amazing @J Scott. But, that's your prerogative and not really my point. This thread went bananas because it was initially confusing as to what your intent was-even I was waiting for the "if you go to my site and pay X amount of money I will share the SECRET". I realized that wasn't your intent halfway through.

As an aside, unrelated to RE...I think you spent WAY too much on your website. Brilliant content/design guys are a dime a dozen these days.NEGOTIATE that stuff! I know this from non-RE dealings.

This thread is interesting not so much for the real estate content (there is some, but it tends toward vague), but for me, as an experienced consultant who does charge (a lot) for working with execs in the areas of blind-spot analysis, increasing one's sphere of influence, leading through change, and many other topics which are sometimes esoteric (Operating room efficiency, surgeon training pathways, developing a surgical program), I learned a tough lesson.Y

You have to be very clear about your intentions, and that you charge for insight and coaching then stick to that. My preference is just to be straight-forward in saying "I have highly specialized knowledge that you want, and I'll share it with you for a price we agree is fair". In executive consulting that works very well...what wouldn't work is me giving it away for free initially, and then trying to charge for it later on, or as an "upsell". I get irritated though when folks fault someone for selling intellectual capital- be it coaching, consulting, or seminars, whatever...as long as it is transparent what you are paying, and what you will get in return, what's the issue?

Really nice points by Justin, and J Scott on that topic. I personally will never desire to sell RE advice, so what little I know I would give away for free because I like to help others. If you want executive consulting, yes, your going to pay me. :)

Water gets murky though when you try and offer free advice, and then generate interest in charging for it concurrently. Justin, I think that's where it went off the rails a bit.

Hi All! What an awesome community!

I have been reading and listening to podcasts for a few weeks now and thought I would introduce myself.

About me: I am a husband, father of 2 (2.5 year-old boy, 5 month old girl), and travel nationally working for a fortune 500 medical device company as a consultant in the areas of leadership, process improvement, and change management. I primarily work with hospitals execs, surgeons, and staff in the OR setting, but also take on a few clients annually in other industries.

My RE goals: I have long been fond of RE, but have only bought/sold our 3 primary residences. I plan to build a family business which in 5yrs time generates at least as much monthly income as my current job. The "Why" is that I enjoy RE, and want more time with the family, and business they my kids could learn if they want to. I'm leaning buy and hold primarily, but am open to other sectors/strategies also. We have roots in both Atlanta (primary residence) and Maine (family is all there) so we would LOVE to own investments in both places. Because I travel so much, wholesaling may be a good way for me to start but I have never done it.

What I hope to gain from BP: I am already learning so much here, but I would love to connect with some folks who have similar aspirations, and also find local REIA I could connect with.

What I bring: While my RE experience is limited to our own homes, I do have specialized experience in areas which overlap nicely with any business. Standardization, process improvement, communication, contingency planning, leadership, task-overlap. I'm happy to help in any way I can.
