I am looking to buy my first BRRR property and would like to invest somewhat near where I live. But I am noticing that there don't seem to be many small multi-family properties in Gwinnett. Anyone having success with 3-4 units in Gwinnett?

They are few and far in between.  I own 2 duplexes in Gwinnett county and always on the lookout for more.  The asking prices are getting higher and higher.
