Buy and hold a stable yet above average dividend paying stock through a trading platform!    Remains liquid, provides income(which can be reinvested) and provides the possibly of price growth over time.  I probably wouldn't do this with less than 20k.  But this would offer a better return than a typical savings account or money market.  

Good question!  I have been pretty much wondering the same thing.

What sort of rental rates are you seeing in the area for SFR? How does that compare to Charleston or the Hilton Head area? Why are people moving to myrtle beach? I had gone there for a weekend a couple years ago and it seemed like a ghost town. Granted, it was in late October. Just curious as to what the area is doing to attract new residents. Is there a market for short term vacation rentals as well? My sister owns a vacation rental down there, which is why I ask.

What about a vacation rental on the outer banks or sc coast?  I understand all 12 months would not be booked, therefore $4000/m wouldn't happen.  But during the peak 16 weeks or so it could do well.  $150,000 could be a good start on a nice house or a few condos.  Along with that you would have a place relatively close to vacation.

I wouldn't see it as a deal breaker necessarily but I would be very cautious.  It would cause several concerns for me and I would definitely do some research into it.  One concern would be that the parcel owners would be causing wear and tear on the parks road system and infrastructure w/out paying any fees or dues to the park. Also depending on the water/sewer system they could be tapped into the parks well/septic(for free).  At the same time I would find it hard to get them to sell back just their lots/parcels.  Unless they are distressed.  But if they are long term tenants/lot owners I do not see this happening.  Yet a positive aspect I feel would be that if the parcel owners take good care of their homes and lots it could help add value and appeal to the park you are prospecting.  I am no expert but I hope that helps.
