Looks great @Account Closed.  Glad to see that WNC can/will support RE Investors.  As I know the area seems to trickle behind mostly bigger markets I read about here on BP.  Keep up the great work!

The first 3 were SFR through the mls. The fourth was land tract through word of mouth. Fifth one, SFR, I am working on through mls.

@Karen Margrave Its warming up in the western NC.  Not surprising, as our economy has never really recovered since '08.  I have heard that the Waynesville/Asheville areas have really heated up.

@Jay Hinrichs  I figure we will just have to roll with the punches.   It's survival of the fittest...Right?  IMO the market in western NC crashed and still hasn't recovered.  This area is lower-middle class and the job growth and economy doesn't fluctuate quite like bigger markets.  From a RE standpoint WNC relies so heavily on FL and ATL residents as secondary home owners to drive the market.  They aren't buying near what they were. For example, don't quote me exactly on this but, in 2014 my parents county (clay) sold 28 vacant lots with 450 on the market.  Haha it's very rural it has 2 stop lights and just got its first McDonalds 3 yrs ago.  

There are definitely re investors here but none appear to be extremely active.  For me I will continue to look for deals, try to keep learning all I can and adapt to the changes.  As for the fundamentals they don't seem to change much in this area.

You need to get this tenant out ASAP.  One thing I have learned from land lording is just because they pay on time does not make them an acceptable tenant. Many people get gov't support which enables them to pay on time.  Until they decide they don't want to anymore. Then they habitually leave (with the home in much needed repair) and move on to the next gullible landlord they can convince to agree on a new lease agreement.  I agree 100% with @Joel Owens on this one! EVICT!  It will save you future headaches with this tenant.  As well as help save a future landlord a bunch of grief too.  The last tenant I had like this costed me 12k in repairs.

I know its an old post but I have never seen this suggested anywhere on BP.  A wedding venue could work well near a lake.  I live in the mountains of NC. So many people choose to do river, lake, mountain view weddings. Families spend a lot of money to make their children's weddings something to write home about.  Or just an event venue would be more general income generator.  

First and foremost...THANK YOU FOR SERVING OUR COUNTRY! You deserve more than a VA loan! On another note what you have done is inspiring and motivational. Keep up the good work!
