Does anyone have any insight on the neighborhoods in Pinson AL? I am trying to get an idea on how safe the area is and what rents go for a 3 bed 2 bath.

Would it be better to issue a credit or reduce the price instead of making the repairs? I am just concerned about paying for repairs and at any point the buyer could back out the deal.

Can anyone recommend a roofer in the Ohio Lancaster area? I am in the process of selling and the buyer is requesting roof repairs. I figured it would be best to get a few quotes. 

I just received an offer letter earlier today and I am required to sign the real estate purchase contract by 9 am tomorrow. I spoke with the broker about this and she mentioned that’s how things are done in Ohio. Is this true? I feel like like less than 24 hrs is not enough time to review a contract. 

@Marc Rice The duplex is in Lancaster. I thought I did enough due diligence online, but I ended up in a C- neighborhood. Within the 1st year of owning I had to evict a tenant. I almost had to evict another tenant this year. 

My duplex in Ohio is giving me trouble and I am looking to invest in either South or North Carolina. My budget is 165k max. I have an agent in South Carolina showing me condos in the myrtle beach area, and I want to know if anyone has experience investing in condos. What are the pros and cons? I know you loose out on the tax benefits and condos don’t appreciate as much as homes, but i want to know if there’s anything else to be concerned about. 

I have a duplex in Lancaster OH I am trying to sell.  Can anyone recommend an agent in that area? Also, does anyone know what the typical commission fee is for selling an investment property? One agent mentioned they charge 7%, which seems high.

@Account Closed I have family that’s self managing and I am looking into getting a property manager for them. I am hoping to remove the stress of dealing with tenants and repairs.
